Every fall, Norman fills up fast on home game weekends. Hotels sell out months in advance, and a lot of homeowners near campus have figured out there's real money in renting their place out for a weekend instead of leaving it empty. Some do it two or three times a season. Some do it for every home game. Either way, it's become a normal side income for a lot of people who live anywhere near the stadium, and that circle has grown to include parts of Moore and south Oklahoma City too, since OU weekend crowds spread out once the closer options are booked. Here's the part most people don't think about until something goes wrong. Does your insurance actually cover a house full of strangers for one weekend? For most homeowners, the honest answer is no, not the way they assume. Your Homeowner Policy Was Never Built for ThisA standard homeowner policy is written around one idea: you live in the house, and the people staying there are you, your family, and the occasional guest. The moment you start collecting rent from someone you don't know for a weekend stay, you've stepped outside that assumption. Most policies either exclude that activity outright or classify it as business use, which can affect coverage on the property itself and on liability if something happens. I've had clients tell me they didn't think a couple of weekends a year could count as running a rental business. Carriers don't usually see it that way. The frequency matters less than the fact that money changed hands for someone else to occupy your home. Landlord Policies Aren't Always the Right Fit EitherIf you already carry a landlord policy because you rent the property out long-term the rest of the year, you might assume you're covered for the occasional game weekend too. Not necessarily. Landlord policies are built around long-term tenants on a lease, not short-term transient stays measured in days. The occupancy type is different, and some policies have language that limits or excludes short-term rental activity even if you already have landlord coverage in place. We've written before about what changes when you rent out a property near campus long-term. That situation is a different animal from what we're talking about here. You can read that breakdown in our piece on what Norman landlords renting near OU should know about insurance. The short version is that a semester-long student tenant and a weekend guest during a home game create two completely different risk pictures, and they usually need to be handled with two different types of coverage. The Liability Side Is the Part That Worries Me MostProperty damage from a weekend rental is one thing. Liability is the bigger concern. Game weekends bring bigger groups, more alcohol, and more foot traffic through a house than it normally sees. If someone gets hurt on your property during a stay you rented out, and your policy doesn't recognize that activity as covered, you could be looking at that claim with little to no protection behind you. That's not a small gap. That's the kind of thing that can follow a homeowner for years. What Actually Covers ThisThe fix here isn't complicated, but it does take a phone call before you list your place, not after your first booking. Depending on how often you plan to rent it out, that might mean a short-term rental endorsement added to your existing policy, a dedicated short-term rental policy, or in some cases a landlord policy written to specifically allow for occasional short-term use. If you're already renting the property long-term and want to add occasional weekend stays on top of that, the two need to work together, not conflict with each other. An umbrella policy is worth a serious look too, especially if you're hosting groups tied to a tailgate weekend. It sits above your existing liability limits and gives you a much bigger cushion if a claim ends up larger than your base policy can handle. Talk to Us Before You List ItIf you're renting your home out for OU weekends, or thinking about starting, the conversation with your agent needs to happen before the first booking goes live, not after something happens. We'll walk through how often you plan to rent, what kind of groups are staying, and get you into a policy that actually responds if you need it.
